HISTORY
The present owner has enjoyed weekly living aboard Nifty for 14 years in Limehouse Basin, a popular marina convenient for the City and Canary Wharf operated by British Waterways Marinas Limited ( BWML) and has just had considerable work done on the boat which has brought her up to a high standard.
MOORING
The mooring is a Grade 2 “Pied-a-terre” Leisure mooring and BWML is agreeable for the purchaser to takeover the mooring from the current owner. This is reflected in the sale price. The current mooring charge is approximately £3,825 annually, payable in 10 monthly instalments if preferred . The transfer fee charged by BWML of 5% of the sale price will be paid by the seller.
CAR PARKING
There is no parking at the marina and residents parking is not available to Class 2 bertholders. However parking spaces frequently become available in a nearby block of flats for £600 per annum. This is arranged via BWML.
EXTERIOR
Traditionally painted black hull (long life epoxy coating ) with dark blue painted roof and cabin side surrounds, mid blue cabin side panelling and yellow coach line The name is sign written on either side of the stern cabin sides. Grabrails are fitted for the full length of the roof. A wooden pole and plank holder is fitted on the roof. A steel pigeon box is fitted over the engine room which serves as the flu for the new central heating boiler. The boat was taken out of the water in 2010 and the hull grit blasted and painted with epoxy coating. This was last done in 1995 when the current owner first acquired the boat and served extremely well until 2008 when the hull was repainted with a bitumen paint (which lasts a very short time, hence repaint in 2010). Sacrificial anodes are fitted to the hull. New ones were deemed not to be required when boat was re painted in 2010.
Aluminium framed top hopper opening windows are fitted either side of the accommodation with a brass non-opening porthole on either side of the engine room.
Self draining forward well with steel well deck with the water tank with an approximate capacity of 545 litres (120 gallons) located under. The gas locker is located in the bows under a lift up hatch and houses 3 13 Kg propane red gas bottles for the central heating and cooker. There are two bench seats with Hexiboard tops fitted with open storage under, one either side of forward well. Two wooden doors are fitted centrally in the forward bulkhead. Bow fender.
Aft deck with tiller steering with brass tiller sleeve. The weed hatch is located under the aft deck and is accessed via a top opening hatch cut into the aft deck which is released/locked from the engine room by means of a failsafe pin device. Diesel filler. Two metal wood lined doors with sliding hatch over are fitted centrally in the aft bulkhead. Stern fender.
MACHINERY
Ford XLD 1.6 32hp water cooled diesel boxed-in easy access engine located in the aft end room. The engine was fitted new in 1988 and is close circuit cooled from a skin tank. It was serviced in February 2010 and has been well maintained by current owner and has done very few navigating hours in last 14 years. Engine copes well with the fast tide Thames navigation.
Newage Delta gearbox.
Fuel capacity: approximately 270 litres (60 gallons).
Batteries: 2x12 v. One for starting and one for domestic service with split charging

Single lever throttle/gear control fitted on port side under the aft sliding hatch. The dash panel is fitted on the starboard side under the aft sliding hatch and comprises: key start, remote engine stop, alternator warning light, oil pressure and temperature gauges.12 v automatic bilge pump.
New 12 v automatic trip fuse panel.
New Alde propane gas heating boiler is mounted on the starboard side aft of engine room forward bulkhead.
ELECTRICS
240 V Ring main powering lights, fridge, microwave, induction hob, deep freeze, single oil filled radiator and immersion heater and battery charger. 12 v system for lights and water pump.
INTERIOR
The cabin is heated by a copper lustre Torgem solid fuel stove fitted in the saloon starboard side and a new Alde gas central heating system with one radiator in the aft sleeping cabin on the starboard side, one in the bathroom starboard side and one in the saloon port side. There is an oil filled electric radiator on the port side of saloon. The water is heated by either the engine or a 240 v immersion heater into a calorifier tank, the capacity of which is sufficient to provide good depth in the bath or a decent shower.
The interior is lined with varnished tongue and grooved pine panelling along the ceiling and from gunwale to ceiling and with mahogany veneered ply from floor to gunwale. The engine room is fully lined. Rockwool insulation.
The floor has a vinyl covering throughout on top of which is laid in “diamond” format 18” industrial quality carpet tiles in sapphire blue and dark turquoise blue. Curtains hang at widows from wooden rings and poles. 12 v fluorescent lights are ceiling mounted in each cabin and there are 240 v 5 bulb halogen lights along each side of the forward saloon and 2 240 v spotlights in the galley.
ACCOMMODATION
2/4 Berths : 4ft 6 ins double sofa bed in sleeping cabin ( usually set out as double bed ) and a 4ft 6 ins double sofa bed in saloon, usually set up as a sofa. Storage compartments under both.
From forward : Internal step/locker down into the salon from forward cabin well.
On the port side: at the forward end is a full height cupboard with hanging rail and shelf over. 12 v water pump housed in compartment beneath cupboard. Aft of cupboard is a three drawer unit with a double TV shelf above. 1 double 13 amp socket and single 12 v socket.. Phillips radio with 2 built-in speakers. 1 wall mounted electric oil filled radiator and 1 Alde gas central heating radiator .One 5 bulb halogen 240 v ceiling lightOn the starboard side: The Torgem stove is fitted on a ceramic tiled hearth with ceramic tiling behind and to side of stove. Aft of the stove is a top opening locker with seat cushion. The sofa converts to a double berth. 2 double 13 amp sockets. 2 12v ceiling fluorescent lights. 2 12v brass wall lights. One 5 bulb halogen 240 v ceiling light.
Free standing wooden gate-leg table stowing 4 folding wooden chairs.
The galley is divided from the saloon on the starboard side by a half height divider with shelves above. The galley is fitted on the port side with corner shelving and a Husky
240 v fridge is under a countertop on which stands the 240 v electric oven/grill/microwave with a wall mounted cupboard above. 13 amp socket.The galley on the starboard side is L-shaped and comprises a cupboard with drawers under a work surface with a a 240 v electric induction hob, with a tower rail at the end. A stainless steel drainer and sink above a cupboard. There is a Valor Vanette S four burner gas cooker with grill and oven, and narrow work surface to aft with pull out shelving under. 2 12 v ceiling mounted fluorescent lights and 2 240 v spotlights.
Central doorway to bathroom compartment. On the portside is a new white 1.2 m bath with shower over and folding glass shower screen. Ceiling mounted fluorescent light above bath. Bath empties via a pipe into bilge in engine room and is pumped out by the automatic 12 v bilge pump. Opposite bath is the toilet compartment which is fitted with two doors which open up across the boat to form one large compartment. The toilet compartment is fitted with a white corner basin with mirror on forward bulkhead , a Transhave and a white Thetford Porta Potti chemical toilet. The new Zanussi washing machine and White Knight tumbler drier above are against the aft bulkhead. Ceiling mounted fluorescent light.
Doorway offset to starboard leads to main sleeping cabin. On the port side aft of the bath is a full height cupboard with hanging rail and shelves above and below. The sofa bed with storage under is on the port side with a wall mounted double cupboard on the forward side of the aft bulkhead and a wooden shelf on the aft side of the forward bullhead above the bed. 13 amp socket and 12 v socket.
On the starboard side is a lift up flap which forms a bedside table, mirror and small shelves above on forward bulkhead. Double 13 amp socket. Alde central heating radiator on wall below window. The door to engine room has a full length mirror on cabin side.
The engine is boxed in and the floor is wood at waterline. Calorifier is on port side and Alde boiler is central, on aft of forward bulkhead.
1 double 13 amp socket. 12v fluorescent light.. The deepfreeze stands to starboard of engine. Wooden moveable steps from floor up to engine box top.
Door to aft deck has internal and external lock .GENERAL
The equipment includes anchor, boat pole, boat hook, gangplank, horn, tunnel light, lifebelt and fire extinguishers.
Nifty’s Boat Safety Certificate is valid until 5 September 2012.
Running costs
There is no council tax . So once you own the boat your only costs are the annual berth, insurance ( about £100) , general maintenance (no major work will be required for quite a few years ) and gas/electricity. There are no water charges.
